How your rent is calculated
If you live in social housing managed by the Department of Housing on a remote Indigenous community, you pay approximately 25% of your total assessable income or the maximum rent for the property, whichever is less.
Housing staff will work with you to calculate your rent.
Maximum rent
The maximum rent for a property is based on the rent charged for other households that we manage.
When calculating the maximum rent, we consider the number of bedrooms and the condition of the property.
Number of bedrooms
The weekly maximum rent amounts in social housing properties based on bedrooms are:
- 1 bedroom - $90
- 2 bedrooms - $105
- 3 bedrooms - $120
- 4 bedrooms - $150
- 5 bedrooms - $160
- 6 bedrooms - $165
- 7 bedrooms - $180
- 8 bedrooms - $190
- 9 bedrooms - $195.
These amounts may change in the future.
Condition of the property
When calculating your rent, we assess the overall condition of the property. If the property is in a poor condition, you may get a rent discount.
We will tell you if we’ve given you a rent discount. The discount applies until property repairs are completed.
