Access the body corporate legislation
Most bodies corporate are a community titles scheme registered under the Body Corporate and Community Management Act 1997 (the BCCM Act).
However, in some cases a different Act will apply.
Which Act applies to your body corporate
If your body corporate has a community management statement (CMS) registered with Titles Queensland, it is a community titles scheme under the BCCM Act.
If there is no CMS registered, it is not a community titles scheme and one of the other Acts will apply.
You can find out which Act your body corporate is registered under by contacting Titles Queensland.
This information can be found on your CMS if there is one, otherwise the scanned survey plan will tell you which Act applies to your body corporate.
BCCM Act, modules and regulation
In addition to the BCCM Act, each scheme is registered under 1 of 5 regulation modules. There are also regulations that apply to all bodies corporate.
Access the regulation for:

- Accommodation Module
- Commercial Module
- Small Schemes Module
- Specified Two-lot Schemes Module

Acts and regulation for other bodies corporate
If your body corporate is not a community titles scheme, it will fall under one of the following Acts instead.
- Building Units and Group Titles Act (1980) (BUGT Act)
- Mixed Use Development Act 1993 (MUD Act)
- Integrated Resort Development Act 1987 (IRD Act)
- Sanctuary Cove Resort Act 1985 (SCR Act)
- Registration of Plans (H.S.P. (Nominees) Pty. Limited) Enabling Act 1980 (ROPE1)
- Registration of Plans (Stage 2) (H.S.P. (Nominees) Pty. Limited) Enabling Act 1984 (ROPE2)
- South Bank Corporation Act 1989 (SBC Act)
