Search of adjudicator and referee orders
Adjudicators and referees can make orders to resolve body corporate disputes. Orders can be made if self resolution or conciliation don’t work.
You can submit a ‘search of orders’ request to find out a body corporate’s order history. The results will show:
- any order made for that body corporate in the last 6 years (if any)
- the order sought if an application has been lodged but not decided yet (if any).
Results of a search are based on data-matching the information you include in the request. This means you must give the full and accurate property description.
Results are manually generated for each request. This ensures application and order information is up to date.
We do not give out details of conciliation applications (past or current).
Type of order to search
The type of order you need to search for depends on which Act the body corporate falls under.
Search for adjudicator orders if your body corporate is under the Body Corporate and Community Management Act 1997 (the BCCM Act). A body corporate is under the BCCM Act if it has:
- a community titles scheme (CTS) number
- a community management statement (CMS) registered with Titles Queensland.
Search for referee orders if your body corporate doesn’t have a CTS number or CMS. A referee can make orders under the Building Units and Group Titles Act 1980 for a body corporate that does not fall under the BCCM Act.
You can check if your body corporate has a CMS by contacting Titles Queensland.
Fees for search of orders
The fee for a search of orders depends on how you choose to get the results.
Search fees are:
- $20.65 if you collect the results in person (after 1–2 working days) at

- post (4–5 working days, not including Australia Post delivery times)
- email (after 1–2 working days).
Our fees and charges usually increase on 1 July each year. On 1 July 2024 our fees and charges were indexed by 0% in line with the government’s indexation policy. This means they have not changed and will be the same as they were in 2023–24. You can contact us for details about specific fees, charges or prices.
You do not have to pay GST.

Download and complete a:
- search of adjudicators’ orders form (for community titles schemes under the BCCM Act)
or
- search of referees’ orders form (for other bodies corporate).
Then, give us your completed form and payment by post, email or in person.
