Overview of 2025 land valuation

For Brisbane City local government area (LGA), the revaluation included 350,954 properties, with a total value of $342,629,246,462, an overall increase of 17% since the last revaluation issued in 2023.

Property market changes within the Brisbane City LGA are being driven by:

  • record population growth driving the capital city's housing markets
  • large infrastructure projects to support the growing population, including:
    • Cross River Rail
    • Kangaroo Point Bridge
    • Queen’s Wharf
    • Waterfront Brisbane
    • Victoria Park Master Plan
    • Brisbane International Cruise Terminal
  • large infrastructure developments supporting the hosting of the 2032 Olympic Games
  • demand for office space beyond the Central Business District (CBD) increased, as inner-city markets are seeing a reduction in vacancy rates and increase in population
  • industrial land demand has remained strong with limited supply across the Brisbane City LGA.

Explanatory notes

  • Residential land values generally recorded minor to moderate increases across most Brisbane suburbs in part due to the limited supply.
  • Suburbs with significant increases include Brighton, Bulwar, Corinda, Cowan Cowan, Deagon, Doolandella, Eight Mile Plains, Forest Lake, Heathwood, Karawatha, Kooringal, Mackenzie, Middle Park, Richlands, Robertson, Runcorn, Sandgate and Sunnybank.
  • Residential land values in suburbs including Dutton Park, Fairfield, Kedron, Nudgee Beach, and Tennyson remained steady.

Explanatory notes

  • Commercial land recorded minor to moderate increases, with properties on high exposure on main arterial roads recording more significant valuation increases. There was continued demand for well-located childcare sites within the commercial market.
  • Industrial land recorded an overall significant increase with the exception being areas historically experiencing severe flooding.
  • Industrial land has been in high demand with consistent value growth since the last valuation. However, the growth in land values appears to be reaching the top of the cycle with values stabilising, particularly for larger sites.
  • Industrial rents have remained strong through 2023 and 2024 predominantly due to limited supply and high construction costs.
  • Primary Production land has recorded a minor increase.
  • Brisbane multi-unit residential remains robust with moderate increases due to a general uplift across all property sectors.
  • Multi-unit residential land increases reflect the overall demand for residential housing.
  • Other land recorded minor increases following the greater market trend.
