Overview of 2025 land valuation

For Charters Towers Regional local government area (LGA), the revaluation included 5,698 properties, with a total value of $2,298,951,260, an overall increase of 91% since the last revaluation issued in 2021.

Property market changes within the Charters Towers Regional LGA are being driven by:

  • the Charters Towers Regional LGA is dominated by large beef cattle breeding and/or fattening enterprises in addition to a significant number of smaller rural residential properties, grazing properties and irrigated farms, particularly surrounding Charters Towers
  • rural property sale prices and values increased significantly since the last revaluation issued in 2021 and have plateaued during 2024 on the back of lower commodity prices, increased cost of production, and higher interest rates
  • demand for improved residential property has continued however demand for vacant land remains slow due to building cost constraints
  • infrastructure projects around Greenvale and Ravenswood have driven demand.

Explanatory notes

  • Demand for improved residential properties continued throughout the period, however demand for vacant land remained slow due to increases in building costs.
  • The exceptions being the smaller townships such as Ravenswood and Greenvale where there has been significant valuation increases, albeit from a low valuation base.
  • Infrastructure projects around Greenvale and Ravenswood have driven demand within these localities.

  • The rural residential market within all localities within Charters Towers Regional LGA have moderately increased in value, due to a demand for acreage and lifestyle blocks.

Explanatory notes

  • Commercial land recorded significant increases in value, with commercial properties predominately located on Gill and Mosman Streets in the historical Charters Towers city centre. While there have been minor increases in value for heritage-impacted properties, opportunities exist for sites without those constraints where demand exists for larger format parcels on fringe localities and on arterial roads.
  • Industrial land recorded a significant increase in values overall.
  • Values for smaller parcels have remained steady with only minor changes, while larger-sized properties have increased significantly due to increased demand for the available stock.
  • Primary production land recorded a significant increase in values since the last revaluation issued in 2021 and have plateaued during 2024 on the back of lower commodity prices, increased cost of production, and higher interest rates.
  • Multi-unit residential land recorded a significant increase in values, due to a very tight rental market in Charters Towers, there is increasing demand for units, with several multi-unit developments in planning, under construction or recently finished.
