There has been a significant increase in median values within the residential market localities of Quilpie Shire LGA since the last valuation. The overall median value for residential land in the Quilpie Shire LGA is $19,800, an increase of 50%.

Explanatory notes

  • Sales within the residential markets in the towns of Quilpie, Adavale and Eromanga have shown significant increases in value, with Adavale particularly coming from a low base. Eromanga residential values increased generally from $3,000 to $9,000.

  • The rural residential property market generally centred around Quilpie has increased significantly in line with the sales from the residential market.

Explanatory notes

  • Values within the commercial and industrial land sectors recorded significant increases in line with the sales. A new industrial estate has increased availability of land, increased demand and this was reflected in the sales, albeit the market is still very small.
  • Cattle commodity prices reduced during 2023, after significant growth in 2019-2022. This corresponded with significant increase in rural land values during that period, as a result of continued low interest rates, good seasons and high commodity prices. Since that time, despite lower commodity prices and higher interest rates, recent sales support the continued confidence.
  • Other land recorded a minor increase with petroleum lease valuations valued in accordance with the Land Valuation Act 2010.
